Metal Roofs Require Specialized Solutions

Metal roofs present unique challenges that differ from rubber or asphalt-based roofs: Large amounts of expansion and contraction, rust, painted surfaces not conducive to coating (especially oil-based enamel paints with very smooth finishes), screw and lap joints.

Don't Fall for Marketing Hype: Any roof coating can stop a leak temporarily—you can buy a "miracle leak stopper" on TV for $20. It's for HOW LONG that counts! If you want something durable, you need to know what you're buying. That's what this page is for: helping you understand true facts and dispel marketing hype about metal roof coatings.

Self-Plasticizing Epoxy & Rubber Fortified Acrylic

Armor Metal Roof Coating is a self-plasticizing epoxy and rubber fortified acrylic that provides a monolithic encapsulating coating. Cannot be compared to water-based, silicone coatings, or Home Improvement store brands. Those types are all known for premature failures.

  • Extreme Durability: Handles large amounts of expansion and contraction without cracking or splitting
  • Extra Thickness: Works great on concrete, foam, and tile roofs by filling microscopic holes, small cracks, and voids
  • Permanent Solution: Made to stop leaks permanently—not temporarily like standard acrylic and silicone coatings
  • 99.99% Memory Recovery: Perfect for large metal roofs with extreme movement from temperature swings
  • No Wrinkling or Cracking: Won't wrinkle up or crack after repeated expansion/contraction cycles
  • Works on New or Old Roofs: Concrete and metal roofs without need for priming
  • Can Coat Over Previous Coatings: (That are not peeling)

Important for Painted Metal Roofs: Metal roofs with paint should have paint removed if large areas are peeling OR be primed with our Metal Roof Primer to ensure proper adhesion. This is critical for any roof coating applied over painted metal.

Superior Thermal & Insulating Performance: Armor Metal Roof Shield's thicker consistency provides higher thermal and insulating performance than typical elastomerics—a great benefit for metal roof buildings that get extremely hot in summer and have high heat loss in winter.

Real Customer Results

White metal roof with vents and skylights after ArmorGarage coating application

"Hi Armorgarage here's a picture of our new roof. The roof before was dull with patches of yellow moss and its surface was matted, not smooth or reflective. Therefore it held a lot of heat and water. The vent edges and adjoining sections were leaking and damp."

"Now 40 years later it's looking smooth and shiny new again. Thanks Armorgarage! My contractors with ~30 years in business say they love the product!"

"It's so cool inside now, I don't need air conditioning in 100°F. Thank God because 109°F is forecast in a couple days. So happy your product does what you say it does."

— Jill Henderson, Double Wide Mobile Home Owner

Enclosed patio metal roof after coating - dramatic temperature reduction

"We purchased this home in March and the outdoor patio that the previous owner had enclosed has an uninsulated metal roof. Once hot weather hit in June, the underside got so hot you could barely touch it and the room became unbearably hot—we couldn't use it even with A/C running full blast."

"I spoke to Jim and he said your metal roof coating would help. I was skeptical about a coating being able to help so I purchased only one pail even though Jim said it would require two pails to cover the 360 square foot roof properly."

"Well, let me tell you with two thinner coats, the room is on average 8-9 degrees cooler and we are able to use this wonderful part of our home again every day. Thank You, Thank You, Thank You for having a product that works unlike so many other companies down here in South Florida that sell products that are junk."

— Marcello, Miami, FL

Small or Large, Same Results: Even though this was on a small 360 sq ft roof, it wouldn't matter if the roof was 360,000 sq ft—the product works the same.

Military-Proven Performance: Beale Air Force Base

Trusted by Beale Air Force Base — Standard Coating for Entire Base

After years of durability and performance issues with every type of water-based and silicone roof coatings, Beale Air Force Base has made ArmorGarage Metal Roof Shield the standard coating for the entire base.

The Previous Coating Had a 50-Year Warranty: A silicone coating with a 50-year warranty couldn't make it past 5 years, and the warranty wasn't worth the paper it was written on. In fact, they had hundreds of gallons in inventory and just tossed it. Now every building on the base uses ArmorGarage Metal Roof Coating.

We developed custom color BAFB-Khaki Tan for them. The following images are from support buildings in close proximity to the B1 runway that required special color PMS-411.

Hail Storm Survival: 100-Year-Old Historic Roof

"Jim, I need to know what a 5-gallon bucket of the coating costs plus freight. 4-7-13 was when Fort Scott was hit by a terrible hail storm. Your roof coating did amazingly well considering it was hit with golf ball sized hail and suffered only minor damage."

"It is estimated that over 80% of all roofs in Fort Scott were lost! My insurance company is reimbursing me for any costs involved with repairing the minor damage that occurred from the storm."

"Thanks in advance for the information, and thanks for having a great product! It really is everything you say it is and well worth the extra money. Had I gone with a cheaper coating recommended by my roofer I have no doubt I would have lost my irreplaceable historic roof."

Professional Application: Alpenrose Inn, Vermont

David, owner of Alpenrose Inn in Bondville, VT, was having continuous leak issues with his painted metal roof. After years of quick fixes with other products that never lasted, he took the following steps for a long-term solution:

  • Step 1: Cleaned roof and removed loose or defective products
  • Step 2: Caulked all screw heads and seams with roof repair mastic
  • Step 3: Primed entire roof with special primer (proper bond between paint and coating)
  • Step 4: Applied two coats of custom green roof coating

David is extremely happy with the product and results—can now go on with daily business without worrying about roof leaking on guests every time it rains or snows.

1

Clean & Inspect the Roof

First, thoroughly clean and remove all dirt, mold, mildew, and rust from the roof.

Heavily Rusted Metal Roofs: Apply a paint-compatible rust inhibitor primer and let dry thoroughly according to the manufacturer's instructions before proceeding.

Always Test for Adhesion: Apply ArmorGarage Special Bonding Primer if the metal is painted or if the coating does not bond to the rust inhibitor.

Post-Cleaning Inspection

We always recommend a thorough inspection after the roof has been cleaned. A very dirty or corroded roof can hide issues. Look for:

  • Split or wider-than-normal seams
  • Loose or missing screws β€” retighten loose screws and replace stripped ones with oversized metal roof screws (easily obtained online)
  • Cracked or dry, brittle flashing
  • Roof penetrations β€” vent pipes, exhaust fans, HVAC equipment curbs

Not Sure About Something? Take a few pictures and email them to us β€” we'll tell you exactly how to address the issue.

2

Repair & Seal

Perform any repair work needed with our Roof Mastic. It's a terrific product β€” goes on easily with a good flashing brush or trowel. It's thick, almost like a paste, and does a great job fixing, sealing, and patching everything on your roof.

Metal Roofs

  • Coat all bolt/screw heads and lap joints with Armor Roof Patch Mastic
  • Let dry 24–48 hours
  • If seams are tight and screws are new and tight, mastic is not required on seams β€” but it's always a good idea
  • Apply mastic around the curbs of all roof penetrations (vent pipes, exhaust fans, HVAC equipment)

Concrete Roofs

  • Apply a thin coat of Roof Mastic on each joint
  • Embed roofing mesh into the mastic
  • Apply a second coat to fully cover the mesh β€” this creates a reinforced expansion joint
  • Let dry overnight (no longer than 48 hours)

Also for Metal Roofs: Any seams or joints that have bulged or split open should get the same mesh treatment as concrete joints. Doing these preparation steps will ensure a 100% watertight installation.

3

Mix & Apply the First Coat

Mix the coating with a heavy-duty mixer in a 1/2" drill. Apply with a 9" or 18" roller, spray gun, or even a brush on smaller roofs, hard-to-reach places, or roof edges where overspray is not wanted.

Brush application works great for edges and areas where overspray is not wanted

Spray Application (Large Roofs)

For spray applications on large roofs, use a commercial sprayer with the following specs:

  • 3,000 psi with 0.75–1 GPM minimum
  • Tip size: .027–.031
  • Hoses: 3/8" ID (use 1/2" ID for hose lengths over 60')
  • Recommended models: Graco Ultra Max 695, Graco Ultra Max 795, Graco GMax 3400, or similar
Professional spray application of ArmorGarage metal roof coating on a commercial flat roof

Spray application recommended for roofs 10,000 sq ft and larger

Coverage Tip: Maintain the 100 sq ft per gallon spread rate. An easy way to ensure proper coverage is to mark out 500 sq ft squares or rectangles and use 1 pail per 500 sq ft area. We recommend spraying for roofs 10,000 sq ft and larger β€” otherwise rolling is just as quick.

4

Apply the Second Coat

Let the first coat dry for 24 hours, then apply the second coat. Maintain 1 gallon per 100 sq ft for the second coat as well.

That's It β€” Your Roof Is Protected! Two coats at the proper coverage rate ensures maximum durability and a 100% leak-free finish.

Weather & Application Conditions

  • Do not start if temperature will fall below 40Β°F during the curing period
  • Do not start if rain is forecast within the curing time frame
  • Do not use on EPDM roofs

Why Cheap Coatings Fail: There's no magic formula β€” bargain coatings are cheap because they're mostly water, inferior solvents, or silicone. They stretch out after a few years and stop keeping water out. That's why the Air Force stopped using silicone coating β€” it didn't last, didn't work, and the "lifetime warranty" was bogus.

Painted Metal Roofs

We strongly recommend removing any loose or peeling paint and applying one coat of our Bonding Primer to the entire roof surface to ensure 100% bonding between the roof coating and your metal roof.

Rust Spots & Corroded Hardware

  • Rust spots: Wire brush to remove as much rust as possible, then prime with a paintable zinc primer
  • Corroded bolts or screws: Hit them with paintable zinc primer and apply a dab of our Roof Mastic over them for added protection
  • Seams with corrosion: Same treatment β€” zinc primer plus Roof Mastic

After Coating β€” Maintenance Free: Once your roof is properly coated, it should be maintenance free for many years. Just keep an eye on screws and joints β€” this is where most metal roof problems occur. If you've followed our instructions, you should not have this problem.

Ponding Water Coating: Should only be used with Armor Roof Coatings or Bonding Primer as a basecoat. Ponding Water Coating should always be the final coating on the roof.

Warranty & Guarantee

Coating must be applied to entire roof for warranty coverage. There is no guarantee for partial roof coverage. Full 12-year guarantee covers delamination or erosion of the coating during the warranty period.

It is the purchaser's responsibility to repair all roof defects properly (rust, delaminating or damaged seams, flashings, mold, mildew, or badly deteriorated roofing material) prior to application, and to apply product at recommended thickness to a compatible surface during proper weather conditions.

Guarantee Coverage: Coverage for delamination or erosion of the coating during the warranty period. Coating must be applied to the entire roof surface. We have never had an actual product failure, but should you feel the product has failed, notify ArmorGarage by email or fax with a description and nature of failure. On substantiation of a product defect, ArmorGarage will provide sufficient replacement product to repair all affected areas. ArmorGarage is not liable for any labor or consequential damage costs including but not limited to mold or mildew damage, loss of use, or any damage to property.

Exclusions: Damage from failure to follow instructions, natural disasters and acts of God, shifting or swelling of the roofing system or structure, exposure to destructive chemicals, over-accumulation of organic materials or roof debris, failure of previously applied coatings, acts beyond our control, negligence, misuse, cosmetic changes in appearance, and product failure due to ponding water areas lasting longer than 48 hours after last rainfall (use our Ponding Water Roof Coating for these areas).
