What Is Commercial Epoxy Flooring?

Commercial epoxy flooring is a multi-layer, high-performance concrete coating system engineered for environments with heavier traffic, abrasion, and chemical exposure than residential floors. Unlike standard floor paints or thin epoxy coatings, commercial epoxy systems use penetrating primers, high-build epoxy layers, and protective topcoats to create a seamless, long-lasting surface.

These systems are commonly used in garages, workshops, warehouses, aircraft hangars, machine shops, medical facilities, and other commercial or industrial spaces where durability, cleanliness, and long service life are critical.

Features

Two layer heavy duty aliphatic epoxy floor coating, 14 mils thick. Water based epoxies are only 2-3 mils thick and hybrid cycloaliphatic epoxies are all under 10 mils thick and lack the most important thing when doing a commercial epoxy floor job, which is a polyurethane epoxy protective topcoat. Without a polyurethane epoxy topcoat to protect the epoxy, it will yellow and wear out very quickly!

Common Commercial Epoxy Questions

How is commercial epoxy different from garage epoxy?
Commercial floors usually see more abrasion, fluids, and frequent cleaning. The best results come from a true multi-layer system with 12 mils or greater thickness and a topcoat with an 8 mg abrasion loss rating or less (the lower the number the better). ArmorGarage II Commercial Epoxy is 14 mils thick and has an 8 mg abrasion loss rating. Used in the US COast Guard Helicopter Air Stations
Do I have etch or grind my new floor?
Yes, all floors must be etched or diamond-ground to open the concrete's pores and create a proper profile for the epoxy to adhere to. For new floors, extra-dirty floors, or power-trowelled floors, you need to acid-etch twice if not grinding. If you grind, you don't have to etch.
What if my slab has oil stains?
Oil contamination can prevent adhesion. If oil can't be completely removed with Liquid Tide & Muriatic Acid, use our Oil Stain Primer as part of the system, it chemically bonds to oil and allows our epoxies to permanently bond to it.
How long is a commercial floor out of service?
Most systems require prep + cure time. Plan for a multi-day window. Diamond grinding can save 1-2 days by eliminating the need to wait 1-2 days for drying after acid etching. Selecting the fast-cure option will save you time also. Typical installations are 2-3 days. If downtime is critical, use our Ultra Fast Epoxy System.
