How much does it cost to coat a metal roof?

Coating a metal roof costs $1.25–$1.50 per square foot in material using ArmorGarage Metal Roof Coating, compared to $8–$14 per square foot for full metal roof replacement. A 2,000 sq ft roof needs 8 five-gallon pails for the required two coats at 100 sq ft per gallon. DIY application means no labor cost; the coating rolls or sprays on with no prior experience needed.

How long does metal roof coating last?

A quality metal roof coating lasts 15–20 years. ArmorGarage Metal Roof Coating carries a 12-year warranty and, unlike silicone, can be renewed with one new coat that reactivates and bonds to the old — restoring the full warranty without stripping. Cheap acrylic and silicone coatings typically fail in 3–5 years because they are mostly water or solvents that stretch out and stop shedding water.

Do metal roof coatings actually stop leaks?

Yes — permanently, if seams, screw heads, and roof penetrations are sealed with roof mastic before coating and two full coats are applied. Any coating can stop a leak temporarily; durability is what separates products. Beale Air Force Base made ArmorGarage its standard roof coating for the entire base after a silicone coating with a 50-year warranty failed in under 5 years.

Can you coat over a rusted metal roof?

Yes. Wire-brush rust spots to remove loose material, prime them with a paintable zinc primer, and dab corroded screws and seams with roof mastic before coating. Heavily rusted roofs should get a full coat of rust-inhibitor primer first. The coating then encapsulates the metal and stops further corrosion.

Is silicone or acrylic better for a metal roof?

Neither standard type handles a metal roof's extreme expansion and contraction long-term. Silicone cannot be recoated — nothing sticks to silicone, including more silicone — so when it fails it must be completely stripped. A rubber-fortified epoxy-acrylic hybrid with 500% elongation and 99.99% memory recovery outlasts both, which is why the U.S. Air Force replaced failed silicone systems with it.

Can you coat a painted metal roof?

Yes, but the paint is the weak link. Remove any loose or peeling paint first — otherwise it keeps peeling and takes the coating with it — then apply one coat of bonding primer across the entire surface so the coating bonds to the roof, not just to the paint. Factory-applied and anodized finishes always need the bonding primer.

Does coating a metal roof reduce heat?

Yes. With 90% heat reflectivity, a white metal roof coating can cut cooling costs up to 30%. One Miami customer measured rooms 8–9°F cooler after two coats on an uninsulated metal patio roof; another stopped needing air conditioning in 100°F weather. The thicker consistency also insulates better than typical elastomerics in winter.

How much coating do I need for my roof?

Divide your roof square footage by 250 to get the number of 5-gallon pails, or by 2,500 for 53-gallon drums. Coverage is 100 sq ft per gallon and two coats are required — a 1,500 sq ft roof needs 6 pails, a 10,000 sq ft roof needs 4 drums. Roofs 10,000 sq ft and larger are best sprayed; smaller roofs roll just as fast.

Clean & Inspect the Roof

First, thoroughly clean and remove all dirt, mold, mildew, and rust from the roof.

Heavily Rusted Metal Roofs: Apply a paint-compatible rust inhibitor primer and let dry thoroughly according to the manufacturer's instructions before proceeding.

Always Test for Adhesion: Apply ArmorGarage Special Bonding Primer if the metal is painted or if the coating does not bond to the rust inhibitor.

Post-Cleaning Inspection

We always recommend a thorough inspection after the roof has been cleaned. A very dirty or corroded roof can hide issues. Look for:

  • Split or wider-than-normal seams
  • Loose or missing screws — retighten loose screws and replace stripped ones with oversized metal roof screws (easily obtained online)
  • Cracked or dry, brittle flashing
  • Roof penetrations — vent pipes, exhaust fans, HVAC equipment curbs

Repair & Seal

Perform any repair work needed with our Roof Mastic. It's a terrific product — goes on easily with a good flashing brush or trowel. It's thick, almost like a paste, and does a great job fixing, sealing, and patching everything on your roof.

Metal Roofs

  • Coat all bolt/screw heads and lap joints with Armor Roof Patch Mastic
  • Let dry 24–48 hours
  • If seams are tight and screws are new and tight, mastic is not required on seams — but it's always a good idea
  • Apply mastic around the curbs of all roof penetrations (vent pipes, exhaust fans, HVAC equipment)

Concrete Roofs

  • Apply a thin coat of Roof Mastic on each joint
  • Embed roofing mesh into the mastic
  • Apply a second coat to fully cover the mesh — this creates a reinforced expansion joint
  • Let dry overnight (no longer than 48 hours)

Also for Metal Roofs: Any seams or joints that have bulged or split open should get the same mesh treatment as concrete joints. Doing these preparation steps will ensure a 100% watertight installation.

Mix & Apply the First Coat

Mix the coating with a heavy-duty mixer in a 1/2" drill. Apply with a 9" or 18" roller, spray gun, or even a brush on smaller roofs, hard-to-reach places, or roof edges where overspray is not wanted.

Spray Application (Large Roofs)

For spray applications on large roofs, use a commercial sprayer with the following specs:

  • 3,000 psi with 0.75–1 GPM minimum
  • Tip size: .027–.031
  • Hoses: 3/8" ID (use 1/2" ID for hose lengths over 60')
  • Recommended models: Graco Ultra Max 695, Graco Ultra Max 795, Graco GMax 3400, or similar

Apply the Second Coat

Let the first coat dry for 24 hours, then apply the second coat. Maintain 1 gallon per 100 sq ft for the second coat as well.

Painted Metal Roofs

We strongly recommend removing any loose or peeling paint and applying one coat of our Bonding Primer to the entire roof surface to ensure 100% bonding between the roof coating and your metal roof.

Rust Spots & Corroded Hardware

✓  Rust spots: Wire brush to remove as much rust as possible, then prime with a paintable zinc primer

✓  Corroded bolts or screws: Hit them with paintable zinc primer and apply a dab of our Roof Mastic over them for added protection

✓  Seams with corrosion: Same treatment — zinc primer plus Roof Mastic

After Coating — Maintenance Free: Once your roof is properly coated, it should be maintenance free for many years. Just keep an eye on screws and joints — this is where most metal roof problems occur. If you’ve followed our instructions, you should not have this problem.

Ponding Water Coating: Should only be used with Armor Roof Coatings or Bonding Primer as a basecoat. Ponding Water Coating should always be the final coating on the roof.

Warranty & Guarantee

Coating must be applied to entire roof for warranty coverage. There is no guarantee for partial roof coverage. ArmorGarage has a full 12-year guarantee against any product defects including delamination and erosion. It's a great warranty because it's one you'll never need to use.

It is the purchaser’s responsibility to repair all roof defects properly such as (rust, damaged seams, defective flashings, loose or missing screws, mold, mildew, or the removal of failing prior roof coatings and flashing) prior to application of our product, and to apply two coats of the product at the recommended coverage rate to a compatible surface during proper weather conditions.

Guarantee Coverage: Each batch of our metal roof coating must pass a series of extremely strict quality control tests before it leaves the factory to ensure you of a failure free application and it's why we've never had an actual failure of this product, but should you feel the product has failed, simply notify us via support@armorgarage.com with a description and nature of failure for immediate warranty support. Upon substantiation of a product defect, ArmorGarage will provide sufficient replacement product asap to repair all affected areas. ArmorGarage is not liable for any labor or consequential damage costs including but not limited to mold or mildew damage, loss of use, or any damage to property.

Exclusions: Damage from failure to follow instructions, natural disasters and acts of God, shifting or swelling of the roofing system or structure, exposure to destructive chemicals, over-accumulation of organic materials or roof debris, failure of previously applied coatings under our coating, acts beyond our control, negligence, misuse, cosmetic changes in appearance, and product failure due to ponding water areas lasting longer than 48 hours after last rainfall (use our Ponding Water Roof Coating for these areas). Bottom line is this roof coating will last you 15-20 years when applied properly to a properly prepared metal roof and at which time you can simply apply one single new coat to renew the warranty in full.

Must Read Before You Start

 

Painted Metal Roofs

We strongly recommend removing any loose or peeling paint and applying one coat of our Bonding Primer to the entire roof surface to ensure 100% bonding between the roof coating and your metal roof.

Rust Spots & Corroded Hardware

✓  Rust spots: Wire brush to remove as much rust as possible, then prime with a paintable zinc primer

✓  Corroded bolts or screws: Hit them with paintable zinc primer and apply a dab of our Roof Mastic over them for added protection

✓  Seams with corrosion: Same treatment — zinc primer plus Roof Mastic

After Coating — Maintenance Free: Once your roof is properly coated, it should be maintenance free for many years. Just keep an eye on screws and joints — this is where most metal roof problems occur. If you’ve followed our instructions, you should not have this problem.

Ponding Water Coating: Should only be used with Armor Roof Coatings or Bonding Primer as a basecoat. Ponding Water Coating should always be the final coating on the roof.

Warranty & Guarantee

Coating must be applied to entire roof for warranty coverage. There is no guarantee for partial roof coverage. ArmorGarage has a full 12-year guarantee against any product defects including delamination and erosion. It's a great warranty because it's one you'll never need to use.

It is the purchaser’s responsibility to repair all roof defects properly such as (rust, damaged seams, defective flashings, loose or missing screws, mold, mildew, or the removal of failing prior roof coatings and flashing) prior to application of our product, and to apply two coats of the product at the recommended coverage rate to a compatible surface during proper weather conditions.

Guarantee Coverage: Each batch of our metal roof coating must pass a series of extremely strict quality control tests before it leaves the factory to ensure you of a failure free application and it's why we've never had an actual failure of this product, but should you feel the product has failed, simply notify us via support@armorgarage.com with a description and nature of failure for immediate warranty support. Upon substantiation of a product defect, ArmorGarage will provide sufficient replacement product asap to repair all affected areas. ArmorGarage is not liable for any labor or consequential damage costs including but not limited to mold or mildew damage, loss of use, or any damage to property.

Exclusions: Damage from failure to follow instructions, natural disasters and acts of God, shifting or swelling of the roofing system or structure, exposure to destructive chemicals, over-accumulation of organic materials or roof debris, failure of previously applied coatings under our coating, acts beyond our control, negligence, misuse, cosmetic changes in appearance, and product failure due to ponding water areas lasting longer than 48 hours after last rainfall (use our Ponding Water Roof Coating for these areas). Bottom line is this roof coating will last you 15-20 years when applied properly to a properly prepared metal roof and at which time you can simply apply one single new coat to renew the warranty in full.
