That's sort of a loaded question and is like asking how long will a car last. How long a car lasts depends on the quality of the car, how it's used, how many miles are driven per year and how it's maintained. The variables are many, resulting in the answer of "It Depends". Same with epoxy flooring, "It Depends On". We'll go through all the factors that determine longevity of epoxy floor coatings in this article.

What Determines the Lifespan of an Epoxy Floor?

Several key factors contribute to how long your epoxy floor will last. Let’s break them down. The answer is as mentioned above is, it depends. Lets discuss on what it depends on. It’s one of the most often asked question we get and our most favourite to answer cause we specialize in durability.

1. Quality of the Epoxy Materials

Epoxy flooring comes in a wide range of options, from basic, thin DIY coatings to 100% solids military-grade epoxy kits like those from ArmorGarage. The thicker, higher-performance formulations resist abrasion, hot tire pickup, impacts, and chemicals far better than store-bought alternatives. Beware of low-solids or watered-down coatings such as fake 100% solids epoxies that are not 100% solids in weight and volume,  that are either imported or made with imported lower materials and wear out prematurely.

This is  where all the stress, scratching, impacts, chemical erosion and abrasion takes place. If you don’t have a tough as nails topcoat it really doesn’t matter what else you do, your coating is going to wear out a lot faster than you thought or want it to. Our topcoats are the best in the business with the lowest abrasion loss ratings, with the lower the number the better. Our ratings go from an incredible 3 mgs to 20 mgs, while most other epoxies are 25 to 50 or higher making them no better then standard floor enamels.

3. Location and Usage

Where and how the floor is used and what kind of epoxy is used will determine how long it lasts:

4. Maintenance

Even the best floor needs occasional attention. Sweeping or mopping regularly helps reduce surface abrasion. Your ArmorGarage epoxy floor is easy to keep clean, nothing will really stick to it and cleaning can be done with a leaf blower for small spaces like garages or water hose or walk-behind floor cleaners for larger industrial spaces. The point is that keeping the floor clean couldn't be easier and  neglecting your floor like anything else means it doesn't perform as well.

5. Curing Time

Curing isn’t just drying. A full cure allows the epoxy to harden and bond completely to the concrete. One often-overlooked aspect of epoxy flooring is the curing time.  our epoxies have a chemical cure and just because they get dry to the touch after a few hours doesn't mean they are fully cured internally. You need to allow sufficient time to ensure the coating has fully cured chemically to ensure the finish is as strong as possible. Once a floor is dry to the touch you can walk on it and put light traffic on it right away but keep the heavy duty stuff off it for a day or two if possible.

How to Extend the Life of Your Epoxy Floor

Clean Regularly

Debris can act like an abrasive and if embeeded into rubber wheels or tires they can act like grinding wheels that eventually can scuff the floor. In other words give your floor a cleaning more than once a year! If the floor gets a scratch in it, it can easily be fixed with a light sanding and a little topcoat brushed over it.

Use Non-Harsh Cleaners

Stick with neutral pH cleaners that won’t degrade your floor’s coating. Theres no reason to use harsh detergents, everything should wash off easily since your ArmorGarage finish is a nonstick finish. Simple Green works great, TSp works great but most of the time all you need is plain water to get the floor clean even after a harsh and dirty winter. Your floor should just rinse clean.

If using caustic chemicals for disinfecting or cleaning with harsh solvents make sure to use one of our chemical and acid resistant epoxies. All our epoxies are chemical and acid resistant but some applications use stronger chemicals, solvents and acids than usual. This is where you need a specialized coating system made for these types of applications. We carry two chemical and acid epoxy floor systems, one extra heavy duty and one standard heavy duty.

Repair Early

Address any chips or surface cracks promptly to prevent deeper damage. Accidents happen and if and when they do it's best to repair the scratch or chip sooner rather than later. Give us acall if you need some epoxy for touch ups.
