If your floor looks like this STOP and power wash and etch again!
Here's a great before & after of a properly prepped floor that was grinded and etched, the floor prep machine from Home Depot did a great job, oil stains were cleaned with Liquid Tide and muriatic acid
If you are grinding your floor it is still recommended that you etch the floor if you're rinsing off the dust from grinding, this will ensure the concrete pores are clean and open. Our epoxy base coat will form a permanent molecular bond into those open pores. If you are coating over an existing coating see this for instructions on how to do it. Here's another series of photos from grinding to finished product. Notice the grinder that was used. If not using the Floor Prep Machine from Home Depot, this is the type of heavy-duty grinder you want with new 25-grit diamond bits.

INSTALLATION TIME FOR TYPICAL 600 SF KIT IS: 1-2 Hrs Clean & Etch, 1-2 Hrs Epoxy Paint, Les than 1 Hr Topcoat.
Mix one gallon of base coat in a 1:1 ratio or 4:1 if using Low VOC per person rolling. When doing a floor with multiple people, have one dedicated person doing the mixing. Then pour the mixed product into a pail for each individual rolling. Be sure to mix the product all around the mixing pail to ensure a full blending of the Part A & Part B.
Dry time for the base coat is 4-6 hrs, you can apply the topcoat when the base coat is dry to the touch. The base coat should be dry and hard to the touch and not leave a fingerprint when pressed into.
Topcoat gets mixed in a 2:1 ratio. We recommend not mix more than 1.5 gallons per person rolling. Once Part A & Part B are mixed, gently mix in the Ultrawear nonslip in a one pint to 1.5 gallon topcoat ratio. Use a roller pan and roll out the topcoat, stirring the topcoat frequently to keep the nonslip suspended. Topcoat will dry in 6-7 hrs at which time light traffic is ok. Vehicle and heavier traffic requires 36-48hrs of curing.
Floor temperature should be 50 degrees and higher during the entire curing process do not apply if heavy rain is forecast. Light rain is ok.
For the Fast Dry version you will receive primer with a 4:1 mix ratio and pigment packs. Mix the pigment into the large can until the color is uniform, then mix approximately 1 gal of primer for each person rolling. Be sure to use measuring containers to maintain the proper mix ratio when using less than full cans. Do not mix more than you can apply in 15 minutes when using the fast dry version. Allow 2-4 hrs for primer to dry hard to the touch prior to applying topcoat.

Answers to Commercial Epoxy Flooring FAQs
The minimum order quantity for ArmorGarage II is 550 sf.
AmorGarage II can be applied over new concrete after 28 days.
Etching is required even on new floors; in fact, you must etch twice.
Etching is not required if you diamond grind
If applying over an existing coating or wood, prime first with our Special Bonding Primer.
If applying over oil-stained floors, use our Oil Primer first.
Grinding is not necessary unless you cannot get the floor properly clean. See the How To Prep & Epoxy Paint Your Floor page to see what your floor should look like prior to applying an epoxy coating.
Allow base coat to dry 5-7 hrs. Test by pressing a finger into the coating. If no fingerprint is present, you're good to go with Topcoat. Do not let more than 24 hours pass between base coat and topcoat.
Topcoat should dry to the touch in 7-8 hours. Once dry to the finger test, you can walk on it and apply light traffic. Vehicle traffic should be kept off the floor for a full 24-48 hrs.
Lifespan should be 10-15 years under normal use.
ArmorGarage II is USDA-approved and can be used in food prep areas. When using in food prep areas or any other application with slippery floors, please request the white aluminum oxide nonslip. This will give you added traction over the standard nonslip.
Floor cleaning can be accomplished with a cleaner such as Simple Green. Harsh chemicals should not be needed. You can use a Magic Eraser on stubborn spots.
If the Topcoat begins to wear you can always roll on another Topcoat. The base coat should stay indefinitely.
Pro Tips For When Doing A Commercial Epoxy Floor Project
These are two paragraphs you will see on a lot of our pages because they are the two most important factors when applying any epoxy floor coating. At least one you want to last more than a year or so.
The biggest mistake you can make is not using an abrasion-resistant urethane fortified topcoat! Did you know that ALL solids-based epoxy coatings are NOT UV stable? Without a urethane fortified epoxy topcoat, ALL solids based epoxies will yellow and turn dull fairly quickly. High-quality topcoats have a much harder finish and are more expensive to manufacture than epoxies! Our topcoat has an 8mg loss rating (the lower the number the better) based on the Taber CS-17 industry standard test. Any topcoat that does not have a 20mg or less abrasion loss rating will scuff and wear out right through to the concrete prematurely—that's an indisputable epoxy fact. Commonly available epoxy coatings have loss ratings of 24mgs and higher which is exponentially softer than our 8mg topcoat and is not suitable for commercial applications. They are much softer because they have a completely different chemical cross linking composition of resins and hardeners.
Cleaning and etching are two different things but can be done at the same time. Cleaning is obviously to get the concrete looking as clean as new concrete, and the etching is to open up the pores so that when you apply the basecoat, the epoxy penetrates into the pores, expands as it cures, and locks in to form an unbreakable bond. You can power wash the floor clean and then do the etching while the floor is wet and then do a power rinse. Make sure all oil stains are removed, try Liquid Tide scrubbed in with some muriatic acid to remove stains. Test stained areas after cleaning with some water; if the water doesn't soak in or turn to a rainbow bluish tint, it means the oil has been removed.
Sealers must be removed either chemically or by mechanical grinding. Test with a water splash to make sure water soaks into the concrete. The good news is that most sealers are of low quality and can easily be removed. You can rent the floor prep machine from Home Depot to remove stubborn sealers.
Good idea to have clear plastic calibrated containers on hand to measure the epoxy liquids accurately when mixing the Part A and Part B components.
Good idea to have a small can of Xylene, available at any hardware store or big box store, mineral spirits will do if Xylene is not available. Accurate mixing of Part A & Part B is critical for the proper curing of the epoxy. Clean up any spills or tools you want to keep while the epoxy is wet. Once the epoxy is dry, the only way to remove it is via grinding or with a hammer and chisel.
Set up a mixing station on a tarp to avoid getting epoxy where you don't want it. On larger jobs, one person should do all the mixing to avoid confusion with mixing the different components. Always keep basecoat and topcoats separate. The cans are color-coded to aid in identifying them.
Repair cracks and divots prior to etching when using the Crack & Joint Repair Compound. When using the Instant Crack filler, do repairs after cleaning and etching, and you can apply basecoat without having to wait for the repair compound to harden.
