These factors separate a suitable flooring system from one that may wear out or fail prematurely.
Residential garages, working shops, commercial facilities and industrial floors require different film builds, abrasion resistance and impact protection.
New, porous, pitted, oil-stained or previously coated concrete may require different preparation and specialized primer guidance.
Moisture rising through a slab is different from water landing on the finished floor and must be identified before standard epoxy is applied.
Normal vehicle fluids are different from acids, solvents and caustic washdowns, which may require a Novolac chemical-resistant system.
Choose a solid-color finish, medium decorative flake coverage or a heavier granite-style broadcast based on appearance and use. Always choose the system that matches how you will be using your floor and never just on appearance.
Standard systems prioritize working time and film build. Fast-curing systems are better when the floor must return to service quickly.
Primer is recommended for older floors, porous floors and if you will be having a lot of traffic on the floor. A primer also extends the coverage of the epoxy for a coverage safety factor while also providing additional adhesion.
The standard garage epoxy kit topcoat has a heavy duty abrasion loss rating of 20 mgs. The commercial epoxy system has a more durable topcoat with only an 8 mg abrasion loss rating. If you want or need maximum durability and a flake finish choose the military topcoat option with a best in class 4 mg abrasion loss rating.

For most garages, begin with a complete multi-layer system using a high-quality epoxy layer and protective topcoat. The best final choice depends on floor condition, vehicle use, finish and whether a specialized primer is needed.
A primer may be recommended for porous or poor-condition concrete, oil contamination, heavier traffic or an existing coating. Select the primer according to the actual slab condition rather than adding one automatically.
A coating that remains firmly bonded may sometimes be cleaned, abraded and covered with a compatible bonding primer. If the old coating is widely peeling, removal is generally the safer long-term approach.
Do not apply a standard system until the moisture source and vapor level are understood. Moisture rising through an on-grade slab may require a dedicated moisture-sealing epoxy or additional evaluation.
Match the system to abrasion, rolling loads, impacts, chemical exposure and cleaning procedures. Repetitive forklifts or heavy machinery generally require a higher-build industrial system.
A smooth high-gloss coating can become slippery when wet. Use the correct traction additive or a purpose-built textured non-slip system where water, oils or hazardous conditions are expected.
The slab must be clean, dry, structurally sound and properly profiled. Remove contamination and weak material, repair damage, test for moisture where needed and use the preparation method specified for the selected system.
