Best Waterproof Roof Coating for Ponding Water
ArmorGarage Ponding Water Roof Coating is a walkable, modified polymer roof coating built to sit under standing water — the low spots on a flat roof that hold a puddle for 48 hours or more after rain. It cures as hard as nails rather than soft like pure silicone, passed the ASTM 9,000-hour accelerated weathering test, and one full coat carries a 15-year leak-free guarantee. Use it on the ponding areas, or on the whole roof if 40% or more of it ponds.
If you want a long-term fix for ponding areas, this is the coating. Silicone coatings handle standing water but can't be walked on — they're soft, they abrade, and they attract dirt. Ours takes foot traffic, roof debris and extreme temperature swings, and after 15–20 years you simply apply another coat: it reactivates the previous one and bonds to it for renewed protection.
How Do You Know If Your Roof Has Ponding Water?
Go up after a good rain. Any puddle still sitting there 48 hours later is a ponding area. The giveaway between rains is a dark ring or patch of soot — sediment that settled out as standing water evaporated. If you see soot, that spot ponds, and it must be coated with the Ponding Water formula.
The 40% rule: if 40% or more of the roof ponds, coat the whole roof with Ponding Water Coating. If it's less than 40%, coat the ponding areas with this product and the rest with our Tar & Rubber Flat Roof Coating. Both are covered under the same warranty when used together.
Why Do Cheap Roof Patches Always Cost More?
Because you do them every year or two, with products that aren't made for standing water, until the roof has to be replaced. Big-box roof cement and acrylic patch products soften, crack and lift under a puddle; each failed patch leaves the roof worse than before. The money "saved" on the first patch turns into a costly new roof.
The cycle: cheap patch → temporary fix → leak returns → patch again → damage spreads → full roof replacement. One application of Ponding Water Coating breaks it for 15–20 years.
Big-box roof cement failing in a ponding water area
Don't make this mistake. A product not engineered for ponding conditions fails every time. Ponding Water Roof Coating is built to live underwater, stay walkable, and last 15–20 years.
Coverage, Application & Warranty
Coverage: 50 sq ft per gallon in a single full coat — one 5-gallon pail covers 250 sq ft. That's a thick coat on purpose; don't stretch it. Roller or squeegee applied; no special equipment.
Colors: White, Light Gray, Dark Gray, Tan. Custom colors on orders of 100 gallons or more.
Warranty: one full coat over the entire roof (or Ponding Water on the ponding areas plus Tar & Rubber on the rest) is guaranteed leak-free for 15 years. Flashings and other defects must be repaired with ArmorGarage Roof Mastic before coating.
Maintenance: once a year, clear accumulated debris and make sure drains are open. Do that and the coating should run 15–20 years before it wants a fresh coat.

Ponding Water Questions We Get Every Week
What is ponding water on a flat roof?
+−
Ponding water is rain that's still standing on the roof 48 hours after it stopped raining. Flat roofs are never perfectly flat; low spots over sagging decking, around drains and against parapets hold puddles that evaporate slowly, concentrate dirt and sediment, and keep the roofing wet far longer than it was designed for. Those spots are where most flat roofs leak first.
Can you put roof coating on a roof that holds water?
+−
Only a coating made for it. Most acrylic and elastomeric coatings re-emulsify or lift under standing water and their warranties exclude ponding. ArmorGarage Ponding Water Roof Coating is formulated to sit under a puddle indefinitely: one full coat over the ponding areas is guaranteed leak-free for 15 years, and it's walkable, which silicone — the other ponding option — is not.
Is silicone roof coating good for ponding water?
+−
Silicone resists standing water, but it's soft: it abrades, can't be walked on without damage, attracts dirt, and once it's on, only more silicone will stick to it. Our modified Ponding Water Coating resists standing water and cures hard enough for foot traffic and roof debris, and it recoats with itself or with our Tar & Rubber coating. For a roof that has to be maintained, that's the difference.
Do I have to coat the whole roof, or just the spots that pond?
+−
Use the 40% rule. If 40% or more of the roof ponds, coat it all with Ponding Water Coating. If less, coat the ponding areas with this product and the rest of the roof with our Tar & Rubber Flat Roof Coating — the two are compatible and the whole roof is covered under one 15-year guarantee. Just make sure that the ponding water sits only over the Ponding Roof Coating and not the standard roof coating. The guarantee does require the entire roof to be coated with one or the other.
How many coats does it need?
+−
One full coat, applied with a roller or squeegee at 50 sq ft per gallon — 250 sq ft per 5-gallon pail. It goes on thick because it has to sit under water; don't thin it or stretch it. Clean the roof, repair flashings and defects with the Ponding Water Roof Mastic, then coat. That single coat is what the 15-year guarantee is written on.
How long does a ponding water roof coating last?
+−
Ours is guaranteed for 15 years and, with an annual sweep and clear drains, typically runs –20 years before it needs renewing. When that time comes you don't strip anything: a fresh coat reactivates the old one and bonds to it. It passed a 9,000-hour ASTM accelerated weathering test with no degradation, which is the lab version of that service life.
Can I walk on it?
+−
Yes. It cures hard and takes foot traffic, dropped tools and roof debris — which matters, because a ponding roof is exactly the roof you'll be walking on every year to clear drains. That's the single biggest reason to choose it over silicone.
What roofs can it go on?
+−
Flat asphalt, built-up tar and gravel, modified bitumen, rolled roofing and EPDM rubber. It bonds to the roofing rather than sitting on it, so water that gets under a seam can't lift it. For metal roofs use our Metal Roof Coating; for a flat roof that doesn't pond, the Tar & Rubber Flat Roof Coating.

Ponding Water Roof Coating Application
Apply at 50 SF per gallon in one single coat. To order divide the ponding water area square footage by 250 and that is the required number of 5 gallon pails.
Can be applied in temperatures down to 35 degrees! A very nice feature of our Ponding Water coating is that it can cure enough in 2-3 hours to be impervious to rain. This is an important factor in the Pacific Northwest where it seems to rain continuously during some parts of the year.
Apply with heavy duty 18" roller, full cure in less than 24 hrs.
This product is sprayable but cannot be used with a sprayer that has been used for water based products, any residual moisture in hoses or gun will cause the coating to solidify. Use a sprayer that has been used for solvent based products or use new hose and gun. In most cases it is faster and easier to roll on with the 18" rollers. We make a special version for spraying, please specify if spraying. Sprayer should be a Graco type sprayer 795 or higher. Minimum size for sprayable version is 55 gallon drum.
Guarantee shall consist of coverage for delamination or erosion of the coating during the warranty period, coating must be applied to entire roof surface, there is no guarantee for partial roof coverage. We have never had an actual product failure but should you feel that the product has failed for any reason we request that the property owner notify ArmorGarage by email or fax with a description and nature of failure. Because there are extenuating factors beyond our control it is the purchaser's responsibility to repair all roof defects properly such as delaminating or damaged seams, flashings, mold, mildew or badly deteriorated roofing material prior to application of our roof coatings, to apply product at recommended thickness to a listed compatible surface during proper weather conditions.
